Transforming Spaces | Empowering Communities | Building Legacy
New construction gets a lot of attention.
But some of the most meaningful projects begin with an existing building that still has something worth saving. An older home. A tired commercial space. A neglected property with good bones. A building that needs more than a coat of paint but far less than a wrecking ball.
At New Ground Development, we provide residential and commercial renovation and rehabilitation services throughout Baltimore and the surrounding DMV region.
We help property owners understand what they have, what needs to change, what can remain, and how to move through the work in the right sequence. Because before you start tearing things apart, you need to understand what you’re working with.
Old Does Not Automatically Mean Bad.
One of the most important lessons I’ve learned from experienced builders is that age alone does not determine whether a building is worth saving. Many older homes and buildings were constructed with materials and methods that have proven remarkably durable over time. An existing foundation, masonry wall, framing system, or structural element may still have years of useful life ahead of it. But that determination should never be based on appearance alone. Existing construction requires a team that understands how to work with different generations of materials, building methods, structural systems, and existing conditions.
Sometimes the necessary repair is limited.
Sometimes you uncover something more significant.
The key is knowing the difference before spending money in the wrong place.
Renovations Are Not Easy Work.
We’ll say it plainly:
Renovations can be harder than new construction.
With new construction, you begin with plans and an open site.
With renovation, you inherit somebody else’s decisions — sometimes from five years ago, sometimes from fifty years ago.
Walls have to come down.
Cabinets, sinks and fixtures have to come out.
Concrete may need to be cut.
Trenches may need to be dug.
Old mechanical systems may be hidden behind walls.
Water damage can appear where nobody expected it.
Previous repairs may have created entirely new problems.
And all of this has to happen while managing crews safely, coordinating trades, maintaining the schedule and protecting the budget.
That’s why a renovation estimate should never be a number pulled out of thin air.
It should tell a story.
What are we doing? Why are we doing it? What does it cost? What assumptions are we making? And where could the unknowns be?
A good contractor should be able to explain those answers clearly.
Not Every Rehab is the Same.
One of the biggest mistakes property owners make is treating every rehabilitation project like the same type of job.
They aren't.
Repairs, finishes and limited replacements where the major building systems and structure remain largely intact.
More substantial work involving multiple rooms or systems, such as kitchens, bathrooms, flooring, electrical, plumbing, HVAC or limited structural repairs.
Major reconstruction involving extensive demolition, significant building-system replacement, structural repairs or large portions of the property being rebuilt.
The building is taken back substantially to its structural shell or framing and rebuilt from the inside out.
Understanding which category your project falls into helps establish the right budget, construction sequence, professional team and expectations before work begins. Because you don’t want to manage a heavy rehab with a light-renovation budget. That gets expensive quickly.
Your home has to work for the way you actually live.
We provide residential renovation and rehabilitation services for homeowners, investors and property owners who need to update, restore or reposition an existing property.
Projects may include:
Whether the property needs thoughtful updates or substantial reconstruction, the goal is the same:
Make the building useful again — and build it to last.
Commercial renovation comes with another layer of responsibility. The space has to work for the business. That can mean coordinating with landlords, architects, engineers, building management, inspectors, specialty trades and vendors — while still protecting the owner’s budget and opening date.New Ground provides commercial renovation and rehabilitation for spaces including:
OFFICES ·RETAIL ·PROFESSIONAL SPACES · COMMUNITY FACILITIES ·NONPROFIT SPACES ·INSTITUTIONAL ENVIRONMENTS ·SMALL COMMERCIAL BUILDINGS ·
We help coordinate the construction work required to take an existing commercial space from what it is to what the business needs it to become.
The first step is not demolition.
It is understanding the project.
We start by evaluating your goals and developing a thoughtful scope of work.
That scope becomes the foundation for the estimate, schedule, trade coordination and construction plan.
The clearer the scope, the better the decisions that follow.
And the estimate should be equally clear.
We believe you should be able to ask:
Why does this cost this much?
And get an actual answer.
Not:“That’s just what construction costs.”
No.
We should be able to explain the labor, materials, subcontractor work, assumptions, allowances and variables that make up your project.
Show us the property and explain what you want to accomplish.
We identify what is visible, what needs further investigation and which professionals may need to be involved.
We organize the work before pricing it.
You receive an estimate based on the actual scope — with assumptions and known variables clearly identified.
Demolition, structural work, rough-ins, inspections, finishes and closeout happen in an intentional order.
Our team coordinates the trades, schedule, jobsite and communication throughout construction.
You can spend a tremendous amount of money renovating a building in the wrong order.Beautiful finishes do not solve structural problems.New cabinets do not fix failing plumbing.Fresh paint does not correct water intrusion. And demolition without a plan can uncover expensive problems before you are prepared to solve them.So before you start swinging the hammer, start with the scope.
Understand the building.
Understand the work.
Understand the numbers.
Then build.
Whether you’re updating a home, rehabilitating an investment property or transforming an existing commercial space, New Ground Development can help you understand what comes next.
Start with a conversation.
Then let’s build the plan.
